Get your security deposit back

Photos, cleaning, a forwarding address and your state's rules.

6 min read

A security deposit can be one of the largest sums in a move. A little preparation makes it much more likely you'll get it back in full.

Before you leave

  1. Reread your lease for move-out requirements and notice deadlines
  2. Fix small damage you caused, like nail holes, if the lease allows
  3. Clean thoroughly, including inside appliances
  4. Ask the landlord for a walk-through, and request a list of any issues
  5. Take dated photos and video of every room after cleaning
  6. Return all keys and get a receipt
  7. Give your forwarding address in writing

Know your rights

  • Landlords can generally deduct for unpaid rent and damage beyond normal wear and tear
  • Most states set a deadline for returning the deposit and require an itemized list of deductions
  • If you disagree, write to the landlord with your photos; small claims court is an option in many states
